Bee yard on Beaver Creek in abandoned farm house with land??

I went to get an Xmas tree today and passed this fabulous abandoned farmhouse with a water tower at 20741 S Beavercreek Rd. There is a bee yard on the place and there are some gorgeous nobles and some bare land with a back hoe parked there. 2 gates with no trespassing signs.

Who has those bees? I want to trespass! I would like to see if there are any rabbits there. I'm looking for rabbits to trap for my beagle grounds.
